A lift is a safety-critical machine that runs thousands of cycles a month. An Annual Maintenance Contract (AMC) is how most building owners make sure it is inspected, adjusted and repaired on a schedule — instead of only when something breaks.

What is an AMC?

An AMC is a yearly agreement with a lift company to carry out preventive maintenance visits, safety checks and breakdown attendance for an agreed fee. The details — how often visits happen, what is checked, which parts are included and how quickly breakdowns are attended — are set out in the contract.

Always read the exclusions. Even comprehensive contracts commonly exclude items such as damage from water ingress or misuse, civil work and major upgrades.

How often should a lift be serviced?

Most lifts in regular use are serviced monthly, with busier lifts sometimes checked more frequently. The right interval depends on usage, age and the manufacturer's recommendations — and any requirements set by your state's lift regulations.   • Safety devices: governor, safety gear, buffers and limit switches
  • Doors: alignment, operator, door sensors and interlocks
  • Guide rails: condition and lubrication
  • Machine and motor: noise, temperature and wear
  • Ropes or belts: wear and tension
  • Controller and panels: faults, connections and logs
  • Rescue systems: ARD battery and function
  • Cabin: lighting, fan, alarm, intercom and levelling accuracy
